I can definitely see how you would choose to skip this business. I have evaluated so many business ideas that I can make look good on paper, but in reality are not all that great.
At one point I even considered buying into a business like you are talking about here. But I was quick to realise it was not a great idea. The price was right to buy the established business with a good fit out. But I also saw how it was very much a one to one customer focused business. It might have lots of people in and out right now, but how many of them only go because of a specific worker or the owner. If the business changes hands the traffic through the door could very quickly change as well.
There is definitely no harm in skipping an opportunity, even if it looks totally amazing.
